When should Virginia Beach homeowners schedule roof inspections?
We recommend scheduling your annual roof inspection in the spring or fall. These seasonal changes are the best time to do it and, thus, tend to be the busiest times for roof inspections. Spring inspections assess the damage from winter before summer storms can exacerbate them. Fall inspections can assess damages from summer storms and prepare your roof for winter.
Additionally, there are also a few signs that your roof will give you when it’s time for an inspection.

- Missing or Damaged Shingles. Do you see any cracked, curling, or missing shingles? Check your roof after a strong storm to see how it’s holding up against the weather.
- Water Stains. Discoloration on your ceilings or walls may indicate a leak within your roof. Even if you don’t see any water stains inside, we recommend inspecting your attic for any water damage or damp spots.
- Neighborhood Activity. Are a lot of your neighbors getting new roofs? This might be due to recent storm activity. And it might be a sign that your roof also sustained storm damage; you just can’t see it.
- Visible Sagging. Take a close look at your roof’s structure. Are there any noticeable dips or valleys? Any areas where water pools?
- Granules in Gutters. Granules are the little grits that give roofing shingles their sandpaper texture. Shingles naturally lose them over time, but that process accelerates over time. So, if you clean your gutters regularly, check if there’s an excess of granules running off and piling up there.
- Age of Roof. We’re all getting older, even our roofs. Asphalt shingle roofs have a lifespan of around 20-25 years. Metal roofs and tile roofs can last much longer, around 30 – 50 years or more! If you don’t know the age of your roof, then mention that to your roof inspector.
